Cheviot Hills, Los Angeles, California - Definition and Overview

Cheviot Hills is a small residential neighborhood in West Los Angeles, within the city of Los Angeles, California, bordering on Rancho Park, Palms, Century City, Westwood and Beverlywood. It is adjacent to the Santa Monica Freeway on the south and the 20th Century Fox' lot on the north. It is overwhelmingly composed of single family homes with a few scattered apartments. The area was built immediately before and after World War II, and was long heavily populated by Jews.(The area still has a substantial Jewish population, but to a far lesser extent than in the past.)

The northern part of the area, closest to Westwood and Beverly Hills tended to be upper middle class, while the western and southern parts of the area, closer to Rancho Park and Palms, tended to be more middle class.

The original population has dominated the area until relatively recently; the area is known for a largely elderly population, as homes rarely came on the market and families long shied away from the area given that it shares the same Los Angeles Unified School District schools with Palms, which was plagued by gang and some drug activity in the sections closest to Cheviot Hills in the 1980s and early 1990s, although Cheviot Hills was little affected by said activity. In recent years, due to the overwhelming increase in real estate values throughout Los Angeles in particular, and especially on the West Side, Cheviot Hills has become increasingly upscale and has begun attracting young families for the first time since its construction. As many professionals have been priced out of areas like Beverly Hills and Westwood, Cheviot Hills—like other West L.A. areas like Rancho Park, Mar Vista and Culver City—have become increasingly attractive to them.
